The standard maximum is 1,200 square feet. An exception can apply when the existing house and proposed ADU share a roof and occupy different floors, such as a basement conversion.

Remodeling Permits in Shoreline

The City of Shoreline requires a building permit for work that moves or changes walls or windows and for kitchen and bathroom remodels that include regulated work. Painting, tiling, carpeting, cabinets, countertops and similar finish-only work do not require a building permit.

Applications and unfinished-space conversions

Applications are submitted through the City’s eTRAKiT permitting portal. Finishing an unfinished basement or garage may follow the residential addition or new-build checklist rather than the standard interior-remodel checklist.
