One Point of Contact

What a General Contractor Does on Your Seattle Remodel

A remodel brings together framing, plumbing, electrical, HVAC, drywall, cabinetry, tile and finish carpentry. As your general contractor, CHC Remodel defines the scope, schedules each trade in the right order and keeps the work moving from demolition to final walkthrough.

We also coordinate the permits and inspections the project needs, so the job stays on track and each stage is approved before walls are closed.

You deal with one team instead of managing separate contractors, and decisions about layout, structure and finishes are made together.

Connected Planning

Whole House Remodeling in Seattle

When the kitchen, bathrooms, flooring, lighting and layout all need work, a whole house remodel usually causes less disruption than a series of separate projects. Each room is built once, and finishes carry through the home.

Planning the house as one scope sets the order of work: layout and structure first, then plumbing, electrical and mechanical rough-in, then insulation and drywall, then cabinetry, tile and finishes.

Whole-home projects are also the right time to update older wiring, plumbing and insulation while walls are open.

Remodeling Craftsman, Tudor and Mid-Century Homes

Many Seattle neighborhoods are full of early 1900s Craftsman houses, Tudors and mid-century homes. They have character worth keeping, but often hide older wiring, galvanized plumbing, limited insulation and earlier remodels that were not built to today’s standards.

Opening a wall or removing one is a structural decision first. CHC Remodel’s CEO is a structural engineer, so beams, posts and load paths are worked out before demolition, and the plan allows time to evaluate what is found inside the walls.

Kitchens, Bathrooms and Custom Cabinets

Kitchens and bathrooms are where most Seattle remodels start. CHC Remodel plans cabinetry first, because cabinet sizes set appliance positions, the sink, outlets and countertop runs. Islands, pantry storage and seating are sized to the clearances around them.

Bathrooms are planned around waterproofing, ventilation, tile layout and storage, whether the project is a primary suite or a compact hall bath.

Home Additions and Basement Remodeling

When the existing footprint is not enough, an addition can add a bedroom, primary suite or larger kitchen. It has to tie into the existing structure, roof, utilities and circulation, which is where engineering and design planning matter most.

Many Seattle homes also have basements that can become a family room, guest suite or office. Moisture control, ceiling height, egress and lighting decide what the lower level can become.

Permits

Remodeling Permits in Seattle

In Seattle, the Seattle Department of Construction and Inspections (SDCI) reviews building permits for house remodels and additions. Structural changes, additions and many interior remodels need a permit, depending on the scope.

CHC Remodel reviews which permits apply during planning and coordinates applications and inspections before construction is scheduled.

Electrical and plumbing permits

Unlike many nearby cities that rely on Washington State Labor & Industries, Seattle issues its own electrical permits through SDCI. Plumbing and gas piping permits are issued by Public Health, Seattle and King County.

After moving to Kirkland, I decided to do a full home remodel. This professional team impressed me with their organization and attention to detail. They finished the job within the correct timeline, actually even sooner and always oversaw their crew’s work, checking every detail. I didn’t even need to double-check anything because they were so accurate. The results are excellent, and my home feels brand new. Thanks guys!

Siamak did an excellent job in remodeling our house in Redmond. It was major one which included removing a wall to make it a great room, removed pop corn ceiling, added brand new kitchen, cabinet installation, backsplash, new flooring, carpet in bedroom area, bathroom remodeling, interior and exterior painting and added a sliding back door to the yard. Recommended good quality materials with reasonable price. Overall very good work!!!

I recently hired Contemporary Home Construction for a bathroom remodel, and I couldn’t be happier with the results. From start to finish, their team was professional, detail-oriented, and easy to work with. They helped me choose the perfect design, kept me updated throughout the process, and finished on schedule.

CHC restored our first floor after damage from an external flood had been mitigated. CHC replaced and painted new drywall and baseboards, installed new carpeting, and hauled away the disposables. CHC is friendly, efficient, and timely.

CHC turned our underused garage into a beautiful guest suite. The design blended seamlessly with the rest of the house, and the entire process was smooth from start to finish. We’ve already recommended them to family and friends

I don’t leave reviews unless they’re very positive or very negative… My experience with CHC and Siamak were far better than I expected going into this project. I had a few estimates where companies were trying to take advantage of me (or very poor estimators) as they were 5x the proposal CHC provided. Siamak was a great communicator, timely in responses, helped provide suggestions to make the project as cost effective as possible while maintaining my vision. His team was very respectful and did a tremendous job. Overall, it was a very positive experience.

Common Questions

Seattle General Contractor FAQs

What does a general contractor do on a home remodel?

A general contractor defines the scope, schedules and coordinates every trade, manages permits and inspections, and is your single point of contact from demolition to the final walkthrough.

Who issues remodeling permits in Seattle?

The Seattle Department of Construction and Inspections (SDCI) handles building and electrical permits. Plumbing and gas piping permits come from Public Health, Seattle and King County.

Can you remove a wall in an older Seattle home?

Often, yes. A load-bearing wall needs a properly sized beam and support, and the wall may contain wiring, plumbing or ductwork. Our CEO is a structural engineer, so these changes are worked out during planning.

Do you remodel Craftsman and other older homes?

Yes. Older homes often need wiring, plumbing and insulation updates, and the plan allows time to evaluate conditions found once walls are opened.

How is a Seattle remodel priced?

Pricing depends on the size of the project, layout and structural changes, systems work, cabinetry and finish selections. A detailed estimate follows once the scope is defined.

Which Seattle neighborhoods do you work in?

CHC Remodel works across Seattle, including Ballard, Queen Anne, Capitol Hill, Wallingford, Green Lake, Magnolia, Ravenna, Laurelhurst and West Seattle.
