One Coordinated Scope
What a Whole Home Remodel Includes
A whole home remodel is less about the number of rooms and more about how they connect. When the kitchen, bathrooms, flooring, lighting and floor plan all need work, renovating them separately often means reopening finished work as each project touches the next.
For a home transformation of this size, planning the house as one scope changes the order of work. The floor plan and structure are settled first, then plumbing, electrical and mechanical rough-in, then insulation and drywall, then cabinetry, tile, flooring and finishes. Each room is built once, and the finishes carry through the house.
As the general contractor, CHC Remodel defines the scope, coordinates the trades, manages permits and inspections, and stays your point of contact through the final walkthrough.
Kitchens
Full Kitchen Renovations in King County
In most whole-home remodels, the kitchen drives the plan. A full kitchen renovation can include a new layout, custom cabinets, countertops, backsplash, flooring, lighting, appliance changes and new plumbing and electrical.
CHC Remodel plans the cabinetry first, because cabinet sizes set appliance positions, the sink, outlets and countertop runs. Islands, pantry storage and seating are sized to the clearances around them, and the connection to the family or dining room is part of the same plan.
A full kitchen renovation can also stand on its own. When the rest of the house works, the kitchen is planned and built as a single project.
Layout Changes
Interior Remodeling and Layout Changes
Many older King County homes have closed kitchens, small rooms and narrow hallways that no longer fit how families live. Interior remodeling can open the kitchen to the living area, combine small rooms, create a primary suite or add a home office.
Most of these changes start with a wall. Before it is removed, it is checked for loads from above and for wiring, plumbing or ductwork inside it. CHC Remodel’s CEO is a structural engineer, so beams, posts and load paths are worked out before demolition.
Down to the Framing
Gut Renovations and Systems Updates
A gut renovation takes the interior down to the framing. It is often the right choice when the layout, finishes and systems are all near the end of their life.
With the walls open, older wiring, plumbing, insulation and ductwork can be replaced at the same time. Opening walls can also reveal conditions that were hidden, such as past water damage or undersized framing, so the plan allows time to evaluate them before closing up.

Permits
Remodeling Permits Across King County
Who issues permits depends on where the property sits. Each city in King County runs its own permit process, while King County’s Department of Local Services issues building and mechanical permits for unincorporated areas, with most applications submitted through MyBuildingPermit.com.
A mailing address does not always match the jurisdiction, so CHC Remodel confirms the property’s actual jurisdiction during planning.
Electrical and plumbing permits
In unincorporated King County, electrical permits come from Washington State Labor & Industries, and plumbing permits from Public Health, Seattle and King County. Cities differ: Bellevue, Mercer Island and Sammamish issue their own electrical permits, while Woodinville, Issaquah and Medina rely on L&I.

After moving to Kirkland, I decided to do a full home remodel. This professional team impressed me with their organization and attention to detail. They finished the job within the correct timeline, actually even sooner and always oversaw their crew’s work, checking every detail. I didn’t even need to double-check anything because they were so accurate. The results are excellent, and my home feels brand new. Thanks guys!

Siamak did an excellent job in remodeling our house in Redmond. It was major one which included removing a wall to make it a great room, removed pop corn ceiling, added brand new kitchen, cabinet installation, backsplash, new flooring, carpet in bedroom area, bathroom remodeling, interior and exterior painting and added a sliding back door to the yard. Recommended good quality materials with reasonable price. Overall very good work!!!

CHC restored our first floor after damage from an external flood had been mitigated. CHC replaced and painted new drywall and baseboards, installed new carpeting, and hauled away the disposables. CHC is friendly, efficient, and timely.

CHC turned our underused garage into a beautiful guest suite. The design blended seamlessly with the rest of the house, and the entire process was smooth from start to finish. We’ve already recommended them to family and friends

I don’t leave reviews unless they’re very positive or very negative… My experience with CHC and Siamak were far better than I expected going into this project. I had a few estimates where companies were trying to take advantage of me (or very poor estimators) as they were 5x the proposal CHC provided. Siamak was a great communicator, timely in responses, helped provide suggestions to make the project as cost effective as possible while maintaining my vision. His team was very respectful and did a tremendous job. Overall, it was a very positive experience.

Common Questions
King County Whole Home Remodeling FAQs
Who issues remodel permits in unincorporated King County?
King County’s Department of Local Services issues building and mechanical permits there. Electrical permits come from Washington State L&I, and plumbing permits from Public Health, Seattle and King County.
Do we have to move out during a whole-home remodel?
It depends on the scope. When the kitchen and bathrooms are out of service at the same time, many families stay elsewhere. Some projects can be phased so part of the house stays usable.
What is the difference between a gut renovation and a remodel?
A gut renovation removes interior finishes down to the framing, so layout and systems can be redone. A remodel can be as focused as updating finishes in an existing layout.
Can a full kitchen renovation be done without remodeling the whole house?
Yes. If the rest of the house works, the kitchen can be planned and built on its own, including layout changes and custom cabinets.
How is a whole-home remodel priced?
Pricing depends on the size of the house, layout and structural changes, systems work, cabinetry and finish selections. A detailed estimate follows once the scope is defined.
Do you work outside the Eastside?
Yes. CHC Remodel is based in Kirkland and works in cities across King County, including Seattle, Renton and the Eastside.
